Conventional is a standard mortgage. FHA is government-insured and often used with smaller down payments. VA is for eligible veterans, service members and some surviving spouses. USDA is for eligible buyers and properties in qualifying areas. Jumbo loans exceed applicable conforming limits.

Flood insurance is separate from standard homeowners insurance. A lender may require it for a property in a Special Flood Hazard Area; the requirement is property- and lender-specific. Flood risk can exist outside high-risk areas too.

The estimate automatically includes mortgage insurance when the selected program typically requires it. Actual PMI/MIP depends on the program, LTV, credit, lender and other factors.

Conventional loans often have PMI below 20% down. FHA loans generally have upfront and annual mortgage insurance. USDA loans have an upfront guarantee fee and annual fee. VA loans generally do not have monthly mortgage insurance, but a funding fee may apply.

Flood risk can vary from one neighborhood—and sometimes one street—to the next. A lender may require flood coverage when the property is in a higher-risk FEMA flood area. Even when it is not required, asking about the home's flood history and insurance options is a smart first step.

Practical next step: Ask your REALTOR®, lender and insurance professional about the property's flood zone, prior flood claims, elevation information and a current quote.
